Estimating the cost of a home repair project can seem daunting at first, but by taking a methodical approach to the task, the project costs can be broken down hierarchically to make estimations easier. One tool used by professional project managers is a “cost breakdown structure,” or CBS for short. Although a CBS for a major project can be quite complex, a home repair is simple enough that an average homeowner can create a CBS easily enough.

The first step in creating a CBS is to establish the top-level deliverable. In our case, we’ll use the example of replacing a roof. Next, we need to determine the activities that go into our top-level deliverable. In our case, we’ll use the activities “old roof removal,” “cleanup,” “gutters,” “shingles,” and “sub-roof.” Note the activities are not in any particular order. By placing the activities underneath the top-level deliverable we begin to create a tree or a hierarchy to build upon, adding depth and detail as we work forward. This is called “top down estimating.”

Now, with each activity below the top-level deliverable, go down one more level to understand all the materials and work required to complete the activity. For example, the “cleanup” activity may consist of dumpster rental, labor (we may want to hire a day worker to help out), repair (damaged landscaping, decking, home, etc.—plan for things to go wrong) and new crowbars (since we don’t have any on hand). Self-building a log home can be a very strenuous task. Like any other home it will also require plumbing, electrical, and mechanical expertise. Until a person has the basic tools, DIY skills, energy, and time to complete it, he should not start the work.

Like any venture the first thing in building a log home is pre-planning. A well-planned project prepared with an expert’s help is more likely to see the daylight. The first consideration has to be the log home’s location. It should not be in an area that is going to face flood, hurricane, extreme heat or cold, or other unwanted climatic conditions. The spot where the log home will be built should not be prone to shifting or marshy soil. If community infrastructure and utilities are expected then the area should have these facilities.

The next step is getting all the permits of an area to build a home like electrical, plumbing, mechanical, environmental, etc. Being ready with all the paperwork will make self-building the log home a smooth process. A decision has to be made about other craftsmen who will be required in the process like site work, foundation laying laborers, carpenters, bricklayers, electricians, plumbers, insulators, HVAC installers, etc. The budget should be prepared with all these considerations.

An architect’s design work may be mandatory in most areas to build a log home. The builder needs to be closely involved in the designing process with the architect. The design should have a good plan for the bedroom, bathroom, kitchen, garage or utility area, and any other functional area like library and dining room.

Then it comes to the main material: the log itself. It should be straight, 8 to 10 inches in diameter, with 2-inch tapering in a 16-foot log. Pine, spruce, tamarack, firs like softwood conifers are durable and lightweight. To minimize log cracking, splitting, and checking it should be felled at the start of the winter. For seasoning the logs air-drying for one to two years or more is a good idea. Before stacking the logs for drying, the bark needs to be completely peeled off.

On the ground the first activity is to build the foundation. This requires making sure that the building lines are level and corner-to-corner lines are a complete square. On a good foundation a floor type like slab on grade or pier and joist needs to be built. The joist direction needs to be perpendicular to the subflooring. After this you are ready to start work on the walls.

Joining the logs can be achieved by different types of notches. Moving up the walls each successive log has to be alternated so that the tapered ends are not at the same end of the wall. The door opening has to be cut when the log height reaches waist height. Perfectly notched logs provide a good interior finish and better structure strength. After the planned window and door openings have been achieved it is time to start work on the roof. For roof sheathing, boards are used after purlins or rafters have been installed. The final work involves assembling the pre-fabricated windows and doorjambs. After this it is time to install the door and the windows.

Like any DIY project self -building a log home can be dangerous so all precautions must be taken.
