The average monthly home maintenance cost will be different according to the home. A brand new home will cost less than a very old one. So finding a specific number is not realistic. When you are buying a new home you should have a ballpark idea about the maintenance cost. The recommendation for the maintenance cost is generally 1.5 to 4 percent of the original cost of the home. However, this percentage will be different for new houses than for old houses. If the house was built around twenty years ago and the home looks pretty, then the maintenance cost will be less.

You will have to spend some money when water leaks inside the house. The cost will be around $1,500. Then after some years you will have to paint the exterior house, which will be about another $1,500. The American housing survey says that the average maintenance cost is about $27 per month for homeowners. Routine maintenance will include things like painting, floor sanding, papering, fixing water pipes, restoring of shingles, replacing things like repairing the fences, furnace, sidewalks, gutters, removing dangerous trees that disturb the neighbors.

You can also estimate the total cost of replacing everything. You will typically have to replace the things in the home after twenty years. It may cost $400 for the water heater, $2,000 for kitchen appliances. So the total cost for 20 years is up to $6,400 or $320 for one year. If you do the work yourself then the cost of the expenses on this section will be low.

The cost of maintenance will be different according to the house maintained by the homeowner. But every 20 years the house will have repair work; the expenses may include painting or repairing the water pipes because the pipes will be old after 20 years and there will be some leakage of water in the gap between the pipes. So it is difficult to specify the correct amount for maintenance—the average monthly home maintenance cost will vary depending up on the home.
