Preventive Maintenance Task List

Maintaining one’s home is a constant expense. It is important to put aside money every year to keep up on your home maintenance so that you’ll avoid major expenses later. This will keep your home modern and efficient. The following are major items one should consider undertaking when thinking about preventive maintenance on one’s home.
Get a Maintenance Contract on Your Heater/Air-Conditioning Unit
Your furnace or central air-conditioning unit should be inspected and cleaned twice a year, in the spring for the summer months and the fall for the winter months. These units can be very expensive to fix if they break. Think of this expense as going to the dentist twice a year. If you keep up with preventive maintenance, you’ll avoid a costly replacement or an unexpected breakdown. Most service contracts have 24-hour coverage, so if you have an emergency, you’re most likely to be serviced quicker. Also make certain you replace your furnace filters every three months. This will keep your unit clean, and will keep the air you breathe clean, as well.
Clean Out All Gutters of Leaves and Debris
This will ensure that the water runoff from the roof is properly drained. Clogged gutters can cause water to not flow away from the property as intended, which can cause water damage to one’s home.
Cut Shrubs and Trees Away from the House
Cutting all shrubs and trees away from the house is important because you don’t want termites or other insects to get into your house and damage it. Also, this way squirrels will not have an entryway into your attic, which can cause damage.
Make Certain Safety Equipment is Operating Correctly
This includes checking all fire alarms and smoke detectors to ensure that they have fully charged batteries. Check to be sure fire extinguishers are all charged. If you have a backup generator, run it periodically to ensure it will work if there is a power outage.
Inspect all Appliances and Pipes
Check all pipes and appliances for leakages, especially toilets. If you hear a toilet constantly running, you’ll have a much higher water bill than necessary, so try to replace the inner workings. If any of your appliances are leaking, address this immediately. You may avoid water damage to the floor, or other costly repairs.
Weatherize Your Home
This includes caulking all the windows and doors. You may want to invest in a water heater blanket—this will lower your hot water bills. Also you may want to install or check your insulation. This can save you hundreds of dollars in heating bills.
Inspect and Seal a Wooden Deck
This is important to do every few years to ensure that the deck will last. A water sealer is important to prevent warping and rotting. Also check to see that the deck isn’t splintering, and sand out the rough spots. Check that all the nails aren’t coming out of the deck; this can happen when the deck expands or contracts due to weather conditions constantly changing.
If you follow the above preventive maintenance tips, you’ll avoid unexpected costly repairs.
