What would you do if you found yourself in court against a landlord who would not agree to fix different property damages or decided that he did not have to pay for a new sink even though the old one was making your living conditions deplorable? What if you are the new purchaser of a house and the land it is built on develops a sinkhole and your property collapses and is nearly ruined? How do you plan to keep the courts and judges on your side, believing what you say even though it might seem unbelievable? Well luckily there is an answer—and it is something that most people cannot afford to do without. Even though the above scenarios are unlikely, there is still a possibility that these things may happen and when or if they do you should be prepared for the worst that could come about.
A home maintenance record book is the thing that you need. Using one of these will benefit your investment in your property or the money that you pay into rent every month. If you purchase and utilize one of these books you can cover your back without having to worry that anything will go wrong. How it works is that whenever you have a problem that needs to be fixed you make a note of it—you write down what the problem is, where it is located, and what you plan to do about it. After you have done this you should write in the time and date. Another good idea is to add pictures of the problem and place them in the book; this will give you even greater protection. Once everything has been written down you should contact your landlord and have him come out to fix the problem. If you do not have a landlord you have two options: you can call a specialist in and have him fix the problem, or you can fix the problem yourself. Either way, document everything that happens and save all receipts.
Be sure to keep your home maintenance record book in a safe place where it won’t be damaged or disturbed in any way. Pictures are going to be your greatest friend in an event like this. Another benefit to keeping a home maintenance record book for is that if you have a repeated problem and you keep documenting it you might become aware of an underlying problem. This will be especially helpful if you are attempting to repair the problem yourself. Damaged property goes unfixed everyday because people are unsure of what really went wrong.
If you have a home maintenance record book you can relax knowing that you have protected yourself. Many people get cheated out of the money they are owed, so don’t be one of the chumps—protect yourself and take the time to have the advantage.
