ROOF REPAIR-COST PER SQUARE

The question of cost per square foot arises when you need to replace your roof or to repair a part of the roof. The cost per square foot depends on many factors:
1. Area/region of your residence
2. Your budget for the replacement/repair
3. The materials required for the replacement
4. The slope/steepness of your roof
5. The size of the roof
The cost will differ from region to region. Before going for a replacement, you should inquire about the cost in that area compared to other areas. The total cost always includes the cost of material plus the labor cost. It is typically cheaper to buy the material in a bulk.
Your budget is another important factor. You should engage contractor to start the work, but only when your checkbook allows. You cannot drop the work incomplete, whether it is repair work or a replacement.
The next factor is the material to be used for the repair or replacement. The cheapest material now available is asphalt shingle, which costs about $1 per square foot. If your choice isslate, which is considered the most expensive material nowadays, it will cost about $40 per square foot. If you are going to replace 1,000 square feet of material, the former will cost only $1,000 plus labor, whereas with the latter the cost will be $40,000 plus labor.
If your roof is of normal slope, the cost per square foot will be less compared to steeper roof because the steeper roof requires special machines to climb on, and it is very difficult to stay on there to work. Only experienced workers can do that, which means you will have to pay more for the labor.
Last but not least, you must consider the size of the roof to be replaced. The smaller the area the lower the cost and the larger the area the more it will cost. The area of the roof depends on the area of the house. Normally it is 115% of the plinth area of the house. If you are able to find out the total cost of the work, which can be obtained from the contractor, you can very well calculate the cost per square foot, dividing the total cost by the total area of roof to be replaced.
