Average Cost of Home Maintenance Per Year

The average cost in home maintenance each year is around $750-$1500. This figure can vary from year to year depending on what maintenance items you’d like to address. Below is a breakdown of typical costs homeowners will incur to properly maintain their home.
Furnace Filters $80/year: These cost around $10-$20 apiece. These need to be replaced every 3 months to keep your heater or furnace working properly. This will keep the unit free from debris and will clean your air from allergens.
Landscaping $300/year on average: This cost is taking into account maintaining your home year-round, from mowing to raking and clearing snow from your driveway and sidewalks. This covers the various tools needed, such as lawn mowers, rakes, blowers, and shovels. If you have services hired for these tasks, the costs can be much higher. In addition, keeping your trees and shrubs properly maintained can lower potential damage to your property (insects and animals) and increase the value of your property (great sidewalk appeal). You’ll need to put money aside to buy new tools, such as a weed trimmer or edger, every few years. Once purchased, the cost is just gasoline, oil, or electricity.
Paint $200/year: Maintaining your house includes refreshing the paint every few years. This cost includes the paint, brushes, rollers, tape, and cleaning supplies. Plan to paint rooms every 5-7 years to freshen the house. Outside painting needs to be considered as well. You should budget dollars for painting every year, regardless of whether you perform the task. Bigger jobs will be more expensive, especially if you need scaffolding or hire a professional painter.
Maintenance Contracts $600/year (AHS), $200-$300/year on HVAC: These contracts, such as American Home Shield, or contracts on heaters and air conditioning units, will cover repairs if something breaks within the home. Companies like American Home Shield will cover refrigerators, washers, dryers, plumbing, garbage disposal, heaters, central air conditioning, and electrical outlets for a set fee, usually in the $400-$500 range. If you need a contractor to come out and fix something, then you will be charged a flat fee of about $60 per call. If you didn’t have this coverage than you might have to pay more for the service call and wait for service from the provider. These types of maintenance contracts are like insurance. If you are handy, then I don’t recommend a plan like American Home Shield. I recommend it if your appliances are old and the house you’re living in has an old heater or air-conditioning unit. This coverage is usually thrown in by sellers to give buyers peace of mind when purchasing a home. Covering a furnace or air conditioning unit is a good idea. If these break, it is usually at an inopportune time. Getting contractor out on an emergency will cost you a lot of money, so this cost, around $200-$300 per year, is a good idea.
Maintenance Incidentals $200-$300/year: This would cover any items you’d need to buy from a hardware store, such as lights, batteries, plumbing supplies, insulation, yard enhancements, carpeting, tile, trash cans, etc. Always set aside money for items you’d never think of, because things will come up.
